However you start, the home can be delivered three ways. They aren't separate products — they're a choice about how much risk and involvement you want. Most people don't arrive knowing which they need, and they shouldn't have to.
We carry the price risk.
You agree a fixed or capped price and we design, build and finish to it — one team, most certainty, least involvement. Changes are variations, so they cost.
Design & Build →You carry it — and keep the upside.
You hold the trade contracts directly; we procure and run the build open-book, every price visible. Savings are yours, and change is cheap. It's how developers build their own schemes.
Construction Management →Your builder carries it.
Keep the contractor you've chosen. We act for you — pricing, tendering and then holding cost, programme and quality to an agreed price. Someone on your side of the table.

No. As well as full design and build, we can act on your side — detailing and pricing the specification, tendering it, and helping you agree and hold a fixed or capped price with your own chosen builder, or on a self-build. Whichever route suits you, the aim is a price you can trust from the outset.
Yes. Under project management we act for you — pricing and tendering the work and holding your builder to an agreed price, programme and standard — rather than taking on the whole build ourselves.
Entirely your choice. Design and build lets you hand it over; construction management puts you in the room with every price visible; project management sits in between. We flex to how involved you want to be.
New builds — including many replacement dwellings — can qualify for VAT relief that renovations do not, and most self-builds qualify for the DIY Housebuilders VAT reclaim scheme. Yes. Good plots rarely stay on the open market for long. Our plot and site finding service tracks listings and off-market opportunities and appraises them, so you only pursue land that works before you commit.
It depends on the condition of the existing house. Where a property is dated or structurally poor, a replacement dwelling can offer better value, energy performance and a home designed entirely around you. We help you weigh both honestly at feasibility stage.
