The approach

What knock down & rebuild means with Elizabeth Homes.

Often the value is in the plot, not the house that sits on it. Replacing a dated property with a well-designed home can transform both how you live and what the property is worth — and a new build can qualify for VAT relief a renovation does not.

We specialise in replacement dwellings, handling the whole journey: feasibility, planning, demolition and a bespoke new build, under one accountable team.

How it works

Three stages, one team.

01

Feasibility

We assess what you can build — size, height and footprint — against local planning policy and the character of the street, and set out the value case before you commit.

02

Planning

We prepare and manage the replacement-dwelling application through the local authority, shaping a scheme that stands the best chance of consent.

03

Demolition & build

We manage demolition and construction end to end with our own trades, to a single standard and a single point of accountability.

Why Elizabeth Homes

Experience you can build on.

01

One accountable team

Design, build and delivery under a single point of responsibility — no gaps between drawing and building for cost, time or quality to leak away.

02

Two decades of experience

Led by a developer with twenty years bringing residential schemes forward across London and the South East — the hard parts of land, planning, funding and delivery already learned.

03

Built to last

We choose our sites carefully and specify materials for how they age. Homes that honour the past, and hold the future — not built to a price point alone.

Questions

Good to know.

Can I build bigger than the house I'm demolishing?

Often, yes — within limits set by local policy, plot size, height and impact on neighbours. We test this at feasibility so you know what's achievable before spending on detailed design.

Is it cheaper to rebuild or to renovate?

It depends on the condition of the existing house. Where a property is dated or structurally poor, a replacement dwelling can offer better value, energy performance and a home designed entirely around you. We help you weigh both honestly.

What about VAT?

New builds — including many replacement dwellings — can qualify for VAT relief that renovations do not. It's an important part of the cost case, and we flag how it applies early.

How disruptive is demolition?

Managed properly, far less than people fear. We handle permits, party-wall matters, utilities and safe demolition as one programme, with a single team responsible throughout.
