Most landowners sell land once in their lives. The people buying it do so for a living. The guide is our attempt to level that up, so that when an approach lands on your doormat, or when you decide to explore your options, you can tell a good deal from a poor one, and understand why land with planning permission is worth so much more than the same land without.

It's written by Phil Baily, who has spent more than two decades bringing schemes forward across London and the South East, buying land, securing planning and building homes. It reflects how the other side of the table actually thinks about your land, which is exactly the perspective most useful to you before you commit to anything.
