Why sell to us

Decisive, straight, and quick when it counts.

A fair offer based on what the land can genuinely support, from a buyer who does what they say.

We're a boutique developer — we build homes on the land we buy, so a site sold to us goes on to become something. We appraise it properly, make an honest offer, and, if we agree a deal, exchange and complete as agreed. We have the backing to move quickly, and we handle the complexity so you don't have to. If you'd rather secure planning first, or share in the uplift rather than sell outright, we can structure the deal that way too.

Case study · Surbiton

A workshop yard nobody was looking at.

A landowner asked us to sell a former stonemason's workshop on backland behind a parade of shops. From the street it didn't look like land at all — which is exactly why sites like it are so often undervalued.

We appraised it, ran a competitive process to find developers who could actually deliver a constrained urban site, and agreed an option subject to planning. It went on to secure consent for nine residential units and 3,000 sq ft of commercial space. We acted for the landowner on that sale; the scheme was delivered by the purchasing developer.

Common questions

Selling land to a developer.

How do I sell my land to a developer?

Start by telling us about the site — where it is, its size, and whether it has any planning history. We'll appraise it, and if it fits, make you an honest offer. From there it's a straightforward legal process to exchange and complete. You can sell as the land stands, or subject to planning if you'd prefer to secure consent first.

Do you buy land without planning permission?

Yes. We buy sites both with and without planning. Without consent we'll assess what the site could realistically support and price accordingly, or structure the deal subject to planning so the risk is shared. Either way we'll be straight with you about what it's worth and why.

What sort of sites do you buy?

Small residential sites — roughly one to nine homes. That includes large gardens, tired houses on good plots, redundant buildings, infill and backland plots, and brownfield sites, across Hertfordshire, North & West London, Buckinghamshire and Essex.

How quickly can you move?

Quickly, when it suits you. We're a decisive buyer with the backing to complete, and we don't mess vendors around — if we agree a deal, we exchange and complete as agreed. If you need a fast, certain sale, that's exactly where we're useful.

What is my land worth?

It's worked backwards from what could be built on it and what those homes would sell for — which is why planning permission changes the number so much. Our guide on what your land is worth with planning explains it, and we'll give you a straight, site-specific view.

What if I'd rather not sell outright?

Then we can partner instead: we fund and run the planning and the scheme as development manager, and you share in the value created rather than selling it away up front. See development management.
