Most people building a home hand the whole thing to a builder and hope. It usually works out — until it doesn't, and by then the money is spent and the argument is about who said what, eighteen months ago.
Project management puts an experienced hand on your side. Your contractor still carries the price risk; we're not marking their homework for them, we're checking it for you — testing what the work should really cost, holding the programme, and making sure a variation is fair before it becomes your problem.

Which route
Design and build, construction management and project management are the same capability arranged three ways — and the only real question is who carries the risk. We'll tell you honestly which suits your project, even when it isn't the one that earns us most.

No — and the difference matters. With construction management you contract the trades and materials directly, and we procure and run them for you, open-book. With project management your builder holds the trades on an agreed price, and we act for you to make sure that price, programme and quality hold. Different risk, same experienced hand.
Yes — that's the point of this route. You keep the contractor you've chosen, and we make sure the specification, the price and the delivery all stack up.
Honestly, not always. On a straightforward build with a good contractor and an engaged architect, much of it is covered between them. Where it earns its money is on larger or more complex projects, or where you haven't the time or experience to hold a builder to account. We'll tell you straight if we think you don't need us.
A fee agreed up front and scoped to what you need. Professional project management on private residential work is often quoted at around 5–8% of build cost; ours is scaled to the level of involvement you actually want, not applied as a blanket percentage.
No. We work alongside your design team rather than replacing them — they design, we make sure it gets built properly, on programme and at the right price.
Yes. Some clients want us only for the specification, pricing and tender, then run the build themselves. That's a perfectly sensible way to use us.
