Good to know.

Should I get pre-application advice?

Usually yes. A paid pre-app gives an officer's early steer and significantly improves your odds before you invest in a full application. We handle it for you.

How long does planning take?

A minor application is typically determined in around eight weeks, longer if it goes to committee or needs revisions. We give a realistic programme at the outset.

What about the green belt or conservation areas?

Both carry extra restrictions, and much of this region is affected. We design to those constraints from the start — often the difference between consent and refusal. This is general information, not a guarantee of permission.

Can you build it too?

Yes. Planning is one part of what we do — we can carry the same scheme through design and construction to a finished home.
