Why the best plots never reach the open market

I'm asked to find plots more than almost anything else. The honest truth is the good ones rarely appear on the portals — so here's where they actually come from, and how we find them.

Of everything people ask me for, a plot is near the top of the list. Someone has decided they want to build their own home, they've looked on the portals for a few weekends, and they've found almost nothing worth having. Then they ask whether I know of anything. I nearly always do — and the reason is simple: the best plots rarely reach the open market at all.

Why the good ones stay hidden

A good building plot is a scarce thing, and scarce things get spoken for quietly. A landowner with a large garden, a tired bungalow on a generous plot, or an awkward corner of a field will often sell to the first credible developer who knocks — because it's simpler, faster and avoids the whole circus of a public listing. By the time something is on Rightmove with a 'development opportunity' strapline, it has usually been round the local builders first, and either it didn't stack up for them or it's priced as though planning is already a certainty when it isn't.

So the plots worth having tend to move through relationships, not portals — agents who call you before they list, planning consultants who know a site is coming, a conversation with an owner who hadn't quite decided to sell until someone sensible asked. That's the market most people never see, and it's the one that actually matters.

What I actually do when I'm finding a plot

Two things, really. The first is to search everywhere at once — the plot portals and the land sections of the big sites, yes, but also local agents, auction catalogues, and direct approaches to owners of sites I can see have potential. Covering off-market is where the difference is made, and it takes time and local knowledge rather than a subscription.

The second, and the more important, is to appraise each one honestly before you get attached to it. Can you actually get planning here? Is there real access, not just a theoretical one? Where are the drains, the services, the trees, the easements? And once you strip all that out, does the plot leave you enough to build the home you want at a price that makes sense? I'd rather tell someone a plot is wrong in an afternoon than watch them spend a year and a small fortune finding out the hard way.

The mistake I see most

Overpaying for optimism. A plot with no planning, sold at a price that only works if you get a big consent, is not a bargain — it's a bet. Sometimes the bet is worth taking, with eyes open and the numbers understood. Far too often it's taken blind. The flipside is just as common: people walk past a genuinely good plot because it looks awkward, when awkward is exactly what keeps the price sensible and the competition away.

The honest bit

Finding the right plot takes patience. It is not unusual to look at a lot of sites before one is worth pursuing, and the good ones can need a quick, confident decision when they appear. That's the whole point of having someone tracking it for you — so you're first to the ones that work, and nowhere near the ones that don't.
