Land with consent is worth far more than land without, because the buyer knows what can be built. Take that risk away and the value rises — and the uplift can be substantial.

As a landowner you broadly have two routes. Secure planning and sell with consent — more value, but you carry the planning risk. Or partner with a developer who funds and runs the planning, and share in the uplift created.
