It starts with the right plot. The plot makes the project, and the wrong one can sink it before you begin — so we help you find and appraise land first, checking what it can realistically support.

It's also worth getting on your council's self-build and custom housebuilding register. It signals demand for plots in your area and can strengthen your hand.

On the money, most self-builds can reclaim the VAT on materials for a new dwelling — a meaningful saving that's easy to overlook.
