Good building plots are scarce, and the best rarely reach the open market. Here's how to find one — and how to know what it's really worth.

Look beyond the portals. Plotfinder and the land listings are a start, but the best plots come off-market: large gardens, tired bungalows, probate sales, and direct approaches to owners.

To spot potential, look at the plot, not the house. Study the pattern of recent approvals nearby — they tell you what the council is likely to accept again.

The key discipline is working back from the finished value: take the finished home's value, then subtract build cost, fees and a margin. What's left is what the land is really worth to you. Paying the asking price without doing that sum is how plots lose money before a brick is laid.

Check the deal-killers early, too — access and rights of way, services and drainage, flood risk, covenants and easements, trees and TPOs, and ground conditions.
